Everything the company buys sits on its own balance sheet. There are no outside unit holders to report to, no fund term that forces a sale in year seven, and no performance fee that rewards churn. That structure is the whole point — it is what lets us tell a vendor that the business they spent thirty years building is not going to be broken up eighteen months after settlement.
It also keeps us honest about scale. We look at a small number of opportunities each year and say no to most of them, because the capital is finite and every yes has to be lived with.
How we judge an asset
What we look for before we commit
There is no scoring model. There are four questions, and an opportunity has to answer all four.
Who runs it on Monday?
The people already doing the work matter more than the paperwork. If a sale would leave nobody able to open the doors, we are the wrong buyer and we will say so.
Is the record clean?
Clear title, current leases, filed accounts, no surprises in the plant register. Tidy records shorten a review from months to weeks and are worth real money to a vendor.
Can we hold it through a bad year?
Every asset has one. We only take on what the company's own cash reserves can carry without forcing a sale at the worst possible moment.

Regional Victoria is full of businesses and land holdings that never come to open market. They change hands through an accountant, a neighbour, or a conversation at the end of a season. Being registered and reachable here means we hear about those, and it means we can walk the site rather than read about it.
We will look at opportunities elsewhere in Australia where the asset is strong enough to justify the distance, but proximity is a genuine advantage and we treat it as one.
